5 Bedroom / 4 Bathroom Luxurious Villa with Pool and Spa.
Our villa is located in a quiet cul de sac on the prestigious community of Hampton Lakes. Less than 15 minutes to Disney, the villa is ideally located for theme parks, shops, restaurants and golf courses. If you are looking for a spacious villa with privacy, look no further.
There is over 2800 sq. ft. of living space comprising 5 bedrooms, 4 bathrooms, 2 separate lounges, modern fully equipped kitchen and full size pool table. If you are a golfer there is a couple of sets (maybe not top class) Free WI-FI, Five TV.s, If you have a fire stick take that with you and you can link into your home favourites. Or just choose a book from the selection in the villa and relax by the pool.
The barbecue and covered lanai are very popular for that evening al fresco dining, especially as the sun deck area has been greatly extended and the pool, deck and lanai are not overlooked.
The villa is located within 5 minutes of interstate 4, giving access to all of the theme parks and the beautiful gulf beaches, the villa is also ideally located for numerous golf courses and shops. We just want you to enjoy the villa and the surrounding areas and have a great vacation.
Prices 2024 - 2025
LOW SEASON - £945 / $1220 per week.
HIGH SEASON - £1120 / $1400 per week.
NOTE - There is a surcharge for cleaning and pool heating.
Cleaning charge is £125 / $160 per stay. This will be added to your total bill.
Pool Heating is £150 / $185 per week, Jacuzzi heating £55 / $70 per week. (If both required £175 / $220 per week) This is an optional extra and will be calculated on a daily basis for guests, then added to the bill.

BOOKING/RENTAL CONDITIONS
All rentals are subject to the following booking/rental conditions.
All correspondence will be sent to the first named person at the address specified on the booking form.
The booking is not accepted until acknowledged by ourselves.
The person must pay £100 per week deposit on completion of the booking form.
The balance including £150 security deposit (refundable) must be paid 8 weeks prior to the date of departure.
Period of Rental
The rental period commences 4-pm local time on the day of arrival as indicated on the booking form. The villa must be vacated by 10 a.m. on the day of departure.
Refundable Security Deposit
A security deposit of £150 is payable per booking. The deposit will be returned as soon as possible after you return to the UK (usually within 4 weeks), after I have received confirmation that my villa has been left in a satisfactory condition.
Liability
Although every effort is made to ensure that the villa is in perfect order for your holiday we cannot accept liability for any third party claim, accident damage, or loss to you, your property or for any medical expenses however incurred.
The owners and the owner’s agents do not accept liability for injury, howsoever caused as a result of the use of the swimming pool. Adults are specifically requested never to allow children unsupervised in the pool/spa or pool decking areas.
Pool and Spa Heating
The pool and spa are under the care of contractors. They are serviced and chemically balanced weekly. It is possible in between services the pool may lose minimal water or chemicals or show signs of dirt (especially in stormy weather). We invite guests to use the nets or brushes provided in between services to keep the pool in good condition. A hose is also provided for guests to use if the water level drops significantly. Thank You.
Any major concerns are to be reported to the management company.
Pool and spa heaters are made up of electrical and mechanical components, which can malfunction. The management company and owners ‘will not be held responsible for the failure of these components. However, they will endeavour to remedy the problem as soon as possible.
The external temperature can also affect pool and Spa heat especially in the cooler months. If the heater is found to be working correctly but not providing heated water due to temperatures, neither a refund nor compensation will be given.

Cancellation
In the event that you cancel your booking for whatever reason the following cancellation charges will apply:-
More than 8 weeks The deposit
Between 6 and 8 weeks 50% of the total rental costs
Less than 6 weeks 100%
You will receive directions to the villa and details of a security lock box at the villa containing the villa key. You will also be provided with the code for the alarm system

Hampton Lakes, US27 (Central)
Hampton Lakes is a newer community offering 4 to 7-bedroom vacation villas with private pools. Guests can also enjoy the communal pool with cabanas, tennis courts, basketball court and beach volleyball court. Children have their own activity climbing frame and sanded play area.
Bordering the central section of highway US27 there are Publix supermarkets located at Champions Crossing and Berry Town; with each having a number of local shops alongside. The nearest Walmart supermarkets are north on US27 or south towards Haines City. There are some restaurants and eateries bordering this section of US27, including Applebees, IHOP, McDonalds, Wendy's, Best of British Pub and Beef O'Bradys. However, if you head towards the ChampionsGate area you will find many more including Olive Garden, Miller's Ale House, Chilis, 4 Corners Tavern, Tijuana Flats and Trevi's Italian restaurant. Travel south to the junction between US27 and Interstate 4 for the Posner Park shopping complex which has major stores including JC Penney, Target, Ross, Marshalls and many more. There is also a further selection of restaurants, eateries and a tavern bordering highway US27.
