Firstly, there is no catch and if you are wondering how the website works, well it is straightforward. As a referral based website, villa enquiries are sent from our website directly to you. You respond to the sender of the enquiry and when they book, all payments are paid directly to you.
To offset our operating costs, we charge a small referral fee for bookings which originate from the Villas Near Disney website or (where your advert is also shown) our sister websites. The referral fee for villas with 2, 3 or 4 bedrooms is from £2.00 (USD3.00) per night booked. For all other houses, the referral fee is from £2.50 (USD3.50) per night booked. This fee per night booked is the same no matter what the nightly rate is. You do not pay referral fees for any booking which did not originate from the Villas Near Disney or our sister websites, which means you still get free advertising and promotion of your villa, but without any advertising costs.

Terms and Conditions for Advertising
All advertisers on Villas Near Disney ('villasneardisney.co.uk'), implicitly agree to the following terms and conditions. Similarly, these terms and conditions extend to our sister websites where your advert may also be shown. Running a vacation home is complex enough, so we aim to make things as simple as possible. The overriding rule for all owners who advertise on these websites is that they must ensure their vacation homes are presented in an ethical and truthful manner.
Only Florida villa owners or representatives of the owner can advertise. This excludes representatives of websites or non-personal websites which advertise multiple vacation homes.
Proof of villa ownership must be provided for all new owners and thereafter, on a 6 monthly basis.
Adverts are to be constructed in a sentence like manner and a continual list of items is not acceptable. Within reason, content may be changed through the use of HTML tags e.g. colour. All pictures shown must be of the advertised property or the local area.
With the exception of a link through to a dedicated third-party availability calendar and 360° video tour, your advert must not reference or link to third-party websites. Similarly, e-mail addresses, personal contact details and reference to your personal websites must not be included within the villa advert (this includes availability calendars which are integral to your own website). This restriction is not limited to your text, your pictures and your availability calendar.
Within an advert, it is acceptable to reference another rental property which is also shown on the Villas Near Disney or our sister websites. Reference to villas which are not shown is not permitted.
Adverts must show rental rates for all dates remaining in the current year. Rental rates for dates in the following year must be entered no later than 1 September of the year prior.
Availability calendars shown as part of your advert, must reflect current bookings and dates held.
Advert content and contact e-mail addresses must be kept current and accurate.
Where you receive a enquiry specifically for your villa, you must respond within 72 hours to say whether it is available or not. For all other types of enquiries, replying is at the owner's discretion.
When initially responding to an enquiry your Villas Near Disney (or sister website) Villa Advert Link must be included.
Enquiries which originate from the Villas Near Disney or sister websites must not be passed to other owners, displayed on third-party websites or referenced for villas not shown on our websites.
Where enquiries are received from other websites for the same booking party and for comparable dates, a referral fee will be payable where the enquiry from Villas Near Disney or sister websites was the first one received (regardless of which is responded to).
Where bookings are taken as a result of an enquiry from the Villas Near Disney or sister websites, referral fees must be paid within 14 days from the point when the booking is confirmed.
Where you enter into a contract to sell or dispose of a property advertised on the Villas Near Disney website, you must inform us.
The website Administrator reserves the right to amend or remove advert content as required.
